Convenient Move-In and Self Inspection

New Residents can enjoy the convenience of moving in at their own time. A lockbox with keys will beprovided so the Resident to access their new home at the start of the lease. New Residents will also be able to complete a supplemental move-in report within 7 days of lease start. While Comble Property Management performs detailed move-in inspections, photos, and video prior to Resident occupancies, This unique feature affords Residents the opportunity to provide additional documentation which supplements Comble’s inspections.

  • How quickly will you be able to get my property rented?
    This depends on 3 things, the location of the property, the condition of the property, and the competitiveness of the rent. If all 3 things are good then we usually can have a signed lease within 10 to 14 days.
  • How will you screen my tenant?
    We only place the very best possible tenants into your rental property. Our very thorough screening process has consistently kept our eviction rate to one. Prospective tenant screening includes running industry-specific credit reports, verifying the tenants' employment, income, and current and previous rental history. We run credit reports on all applicants age 18 years or older. This report includes a search for any prior evictions. We verify driver's licenses, social security cards, and pay stubs as well as contact their prior landlords for confirmation that they have been good tenants in the past. As a management company, we have many procedures to eliminate problem tenants before ever renting to them. Placing the right tenant is the single most important step in the process.
  • How do you handle repairs?
    We spend a lot of effort searching for and retaining the best vendors for your property's maintenance needs. We have an extensive preferred vendors list, some of which we have been using for over fifteen years. This relationship helps us get a better than market price for most of the work. Once we receive a request for maintenance, we first determine exactly what the issue is and if it can be fixed without hiring someone, like resetting a tripped breaker. All repair invoices are paid for from the rent.
  • My property needs some work before a new tenant can move in. Can you help?
    We will manage all make-ready activities preparing the property for the new tenant.
  • When do I get my rental proceeds?
    Rental proceeds are disbursed to the owners' bank account after waiting the mandatory 5 days for the rent payment to clear the bank. Most property owners see the fund in their account between the 10th and 15th of the month. We disburse all funds electronically directly to your account.
  • Do you have a web portal I can log into?
    We are pleased to offer Owner Web Access. As a property owner, you will be able to log in 24/7 to review your ownership account information for the rental property we manage. You will find at-a-glance information regarding: Bills & Invoices. Owner statements. Distribution paid to you. Management fees paid. Balance of funds held by us. Contribute funds to your account with us. Electronically sign documents. You will also be able to generate reports, make contributions, and review notes on your account.
  • Do the tenants have a web portal?
    We also offer Tenant Web Access, giving your tenant the same 24/7 access. While logged in they can: View open charges. Display transaction history. Make a payment or schedule an automatic payment. Opt in to our Free Tenant Credit Rent Reporting to build credit. Manage payment information. Generate requests for maintenance. View and download lease documents. Electronically sign documents.
  • How often will you inspect my property?
    We do monthly drive-by inspections and bi-annual interior inspections. For the interior inspections, we look for any maintenance issues and any lease violations.
  • How much do you charge?
    Comble charges an extremely competitive, all-inclusive 8% management fee and a Lease fee of 1/2 of one month's rent. We do not markup repairs, you only pay what the vendor charged. You don't pay anything until your property is rented, guaranteed.
  • Are you licensed?
    Comble Property Management is a fully licensed real estate brokerage able to buy, sell and manage real estate in Washington State.
